Damp and Mould Repair London Landlords Can't Ignore

A small grey shadow in the corner of a bedroom ceiling rarely looks like a big deal. Yet for any landlord letting in Westminster, Camden or Kensington, damp and mould repair London tenants report has quietly turned into one of the most important jobs on the maintenance list. The rules are tightening, tenants are better informed than ever, and that little shadow can grow into a legal problem faster than the mould itself.

Here is a plain English look at where things stand in autumn 2026.

Awaab’s Law Private Landlords: Where Things Stand

Awaab’s Law is named after Awaab Ishak, a two year old boy from Rochdale who died in 2020 after long exposure to mould in his family’s social housing flat. The mould had been reported again and again. It’s a heartbreaking story, and it changed the conversation around damp in this country.

The law came into force for social landlords on 27 October 2025. It sets strict timeframes for investigating and fixing damp, mould and emergency hazards once a tenant reports them.

What About Private Rentals?

For Awaab’s Law private landlords questions, the short answer is: not yet, but it’s coming. The Renters’ Rights Act 2025 gives the government the power to extend the same duties to the private rented sector. The official roadmap places this in the third phase of the Act’s rollout, alongside a new Decent Homes Standard.

No start date has been confirmed so far. Housing charity Shelter has pointed to 2027 as the earliest realistic point, and commentators widely agree the direction of travel is very clear.

Landlord Damp Responsibilities Already Exist

It would be a mistake to treat this as a future problem. Landlord damp responsibilities are already written into law today. Under the Homes (Fitness for Human Habitation) Act 2018, a rented home must be fit to live in throughout the tenancy, and serious damp or mould can make it unfit.

Tenants can take landlords to court over this, and councils can use their enforcement powers too. Since 1 May 2026, when the first phase of the Renters’ Rights Act 2025 came in and Section 21 was abolished, landlords also can’t simply end a tenancy to avoid a difficult repair conversation.

Why This Matters in Central London

Many rental flats in W1, WC1 and SW1 are in older buildings with solid brick walls, basements, and bathrooms squeezed into spaces that were never designed for them. Put two working professionals in a one bedroom flat, dry the laundry inside all winter, and the air turns heavy with moisture. That is the perfect recipe for mould, and no surprise that damp and mould repair London callouts spike every November.

Condensation in Flats: The Usual Culprit

Most condensation in flats comes from everyday life. Cooking, showering, breathing and drying clothes all add water to the air. When that warm, damp air hits a cold wall or window, it turns back into water. Leave it long enough and black spots start to bloom like ink on blotting paper.

Of course not every damp patch is condensation. Leaking pipes, failed seals around showers, blocked gutters and rising damp in basements all behave differently. A proper diagnosis before any damp and mould repair London work begins saves money and a lot of frustration.

Quick Ways to Tell the Difference

A few signs help narrow it down:

• Mould in corners, behind furniture and on window reveals usually points to condensation
• A tide mark low on a wall, often with salts, suggests rising or penetrating damp
• A patch that spreads after heavy rain points to a leak or a gutter problem
• A ring on the ceiling under a bathroom is almost always a plumbing or sealant issue

Black Mould Removal Done Properly

Black mould removal is not just about wiping the wall with bleach and hoping. That often makes things look better for a week before the spots return, sometimes worse than before.

Proper treatment means killing the spores with a suitable fungicidal wash, letting the surface dry fully, and then repainting with a mould resistant paint. If plaster has turned soft or crumbly, it needs cutting out and replacing. Silicone around baths and showers that has gone black deep inside should be stripped and redone rather than scrubbed.

Tip: always fix the cause before redecorating, or the new paint is simply a fresh canvas for the same mould.

Mould in Rented Property: Act Fast

When it comes to mould in rented property, speed matters. A tenant who reports mould and sees someone arrive within days feels looked after. A tenant who waits weeks starts keeping records and reading up on their rights. Booking damp and mould repair London help quickly is always the cheaper route.

Keep a log of every report, visit and repair. If Awaab’s Law arrives for private rentals as expected, that kind of paper trail will be exactly what’s needed.

Extractor Fan Installation and Better Ventilation

Honestly, one of the most effective fixes is also one of the simplest. Extractor fan installation in kitchens and bathrooms removes moisture right at the source, before it has a chance to settle on cold walls.

Many older London flats have fans that are too weak, blocked with dust or wired so they only run while the light is on. A modern humidity sensing fan switches itself on when the air gets damp and keeps running until it clears. Tenants dont have to remember anything, which is half the battle.

Other Practical Upgrades

Trickle vents on windows, a working cooker hood that vents outside, and draught proofing that still allows controlled airflow all make a real difference. Condensation in flats drops noticeably when the air has somewhere to go.

Planning Damp and Mould Repair London Landlords Can Rely On

The smartest approach is to get ahead of the season. September and October are the ideal months to check fans, reseal bathrooms, clear gutters and treat any early spots before the heating goes on and windows stay shut.

A regular damp and mould repair London check also looks good if a dispute ever arises. It shows care, attention and a landlord who takes their landlord damp responsibilities seriously.

A Simple Annual Routine

Test every extractor fan, check silicone in wet rooms, look behind furniture on external walls, inspect window reveals and clear any black spots before they spread. It’s a couple of hours of work that can prevent months of stress.

The Bottom Line

Mould is one of those problems that grows quietly while everyone is busy. With Awaab’s Law private landlords expectations rising and the Renters’ Rights Act 2025 reshaping the market, sensible damp and mould repair London landlords can trust is no longer optional. Catch it early, fix the cause, keep the records, and both the property and the tenancy stay healthy. Good black mould removal and a well planned extractor fan installation cost far less than a court claim, and they make the flat a nicer place to live for everyone.
